The Market
The hot market is still here for homes listed under $600,000. Most single family homes have offer deadlines and are receiving multiple offers.
The average duration a property stays on the market before selling has also been on a downward trend. From a peak in January, with an average of 44 days and a median of 29 days on the market, we have seen a steady decrease. In June the average time a home stayed on was 22 days. The median time is only 6 days!
When comparing sales volume, home sales in June 2023 have declined by 8.3% from June 2022. This indicates a shift in market dynamics, and it's crucial for both buyers and sellers to be aware of these trends when making real estate decisions.
